Ready to Rent Standards
To get your property up to “ready to rent standards,” you’ll need to ensure it meets the Minimum Housing and Health Standards set by Alberta Health.
Good Repair and Safe Condition
Ensure your property is structurally sound, in good repair, and maintained in a waterproof, windproof, and weatherproof condition.
Safe and Secure
Install locking window and door hardware, provide emergency egress routes, and maintain handrails on stairs and porches.
Ventilation
Ensure all rooms used for sleeping have adequate ventilation, either through openable windows or mechanical systems.
Finishes
Maintain walls, windows, ceilings, floors, and floor coverings in good repair, free of cracks, holes, and easy to clean.
Equipment and Furnishings
Supply adequate heat, potable water, sanitary facilities, cooking facilities, and adequate space for sleeping.
Plumbing and Drainage System
Ensure your plumbing and drainage systems are properly installed, maintained, and provide adequate water volume and pressure.
Washroom Facilities
Provide plumbing fixtures including a flush toilet, wash basin, and bathtub or shower, all supplied with potable hot and cold running water.
Heating Facilities
Ensure all heating facilities are properly installed, maintained, and capable of safely heating all habitable rooms.
Water Supply
Provide a potable water supply of sufficient volume, pressure, and temperature to serve the needs of the inhabitants.
Space for Sleeping Purposes
Avoid overcrowding by ensuring each sleeping area has adequate floor space and air space per adult.
Electrical Service
Supply electrical service with properly installed and maintained outlets, switches, and fixtures.
Smoke Alarms
Install operational smoke alarms between sleeping areas and the remainder of the suite.
Garbage and Refuse
Provide adequate containers for the storage of garbage and refuse awaiting disposal.
Lighting
Adequately light public hallways and stairways to ensure safety and visibility for all tenants at all times.
Access for Repairs or Pest Control
Ensure tenants allow access for repairs or pest control treatments as required by the Residential Tenancy Act.
Food Preparation Facilities
Provide a food prep area with a kitchen sink, cupboards, a counter or table for food preparation, a stove, and a refrigerator in good working condition.
Sanitation
Maintain all rooms and areas used in common by occupants in a clean and sanitary condition, free of insect and rodent infestations.
